Maintenance Tips & Troubleshooting

You, as a tenant, are expected to treat this property as if it were your own, and to perform minor household maintenance as needed as a result of your use. The owner is responsible for repairs on functional equipment such as most appliances, heating, air conditioning, water heater, major built-in appliances, and structural problems. These maintenance resources are to help guide you through maintenance policies, general care and use tips, tenant responsibility and common troubleshooting issues.

Please review our maintenance tips and policies before submitting your work order. Many common items are addressed here and can easily be remedied by you without a service technician.

Maintenance Policies

These are some important maintenance policies to keep in mind.

  • You agreed, when you signed the lease, that if you do not make repairs that you are responsible for, and a vendor is sent out by the landlord, then you will be responsible for the service bill.
  • All maintenance shall be done through the management company or the landlord. The landlord shall not reimburse you, the tenant, or reduce rent as a result of any repairs you make or order, unless prior written approval is obtained.
  • Some items are “as is” in the lease agreement, and it is at the Landlord's discretion whether they repair, replace or remove these items. This list includes built-in microwaves, garbage disposals, washers, dryers, ceiling fans, fencing, and Jacuzzi tubs. If the Landlord chooses not to repair or replace, tenants will be responsible for repairs, or will be responsible for getting their own replacement,

How to Submit a Maintenance Request

We do ask that repair requests are sent in writing. Please submit your maintenance request through your tenant portal by using the tenant login above.

Emergency Maintenance

If the Emergency involves a fire or other life threatening emergency, please call 911 before notifying Realty Masters. An emergency exists when danger is present or property damage has occurred or is about to occur. Do not use the emergency system for other types of calls including routine maintenance. Only emergencies that meet the defined emergency criteria will be dispatched after hours due to the cost of emergency repairs. All other calls will be handled during normal business hours. To report an emergency, call the emergency phone at 850-512-6019. Be sure to report the specific emergency with details and include your telephone number in your message.

Safeguarding the Property

You are responsible for safeguarding the property from damage. If you do not and further damage happens, you can be held liable for failure to act. Here are a few examples of your responsibilities to do so:

  • If there are problems with water or power, you must shut it off immediately and report it to the Landlord. Please become familiar with how to shut water off to your new property or contact the water company if you are unable to.
  • You agree to safeguard the property during the winter months by leaving a faucet dripping and wrapping exposed pipes in freezing temperature.
  • You must also safeguard it during hurricane season by bringing in all outside items that could become a projectile, as well as securing the doors and windows.
