Beulah is a suburb in Northwest Pensacola that has become highly developed over the last couple of years, largely due to the development of the Navy Federal headquarters off 9 Mile Rd. Located near I-10 exit 5, it’s an easy commute to the rest of Pensacola but still has a rural feel compared to the rest of Pensacola. With plenty of new construction commercial properties including restaurants, retail stores and multifamily properties, along with the newly built Beulah Middle School, the Beulah area has been completely transformed in recent years and is a popular choice among Pensacola residents and those moving to the Pensacola area.
With this development comes a lot of Beulah new construction homes for sale. In fact, we’re seeing a large majority of new construction communities in the Pensacola area happening in the Beulah area of town. We are seeing more people turn to new construction homes now as these builders are offering low-interest rates, upgrades and large seller concessions for closing cost assistance or rate-buy-downs as they sell off current inventory. The other perk is low maintenance for the foreseeable future, and you get a builder warranty for the home to cover any issues that may arise.
D.R. Horton New Construction Beulah Neighborhoods:
Kaheeley Ridge- These new construction single family homes range from 1,774 - 2,511 sq. ft. in size with homes available for sale between $330,900 and $474,900. With both one and two-story floor plans, these gorgeous new construction homes come with engineered vinyl plank flooring, a technology package, and granite countertops. Street names in Kaheeley Ridge include Davenport Loop, Rutherford Loop and Appleton Court. This smaller community features two phases with around 110 homes being developed. The Kaheeley Ridge homeowners association has dues of approximately $465 in 2023. The current school zones are Kingsfield Elementary, Beulah Middle and Tate High School.
Mills Lakes Estates- Located just north of Hwy 90 (also known as 9 Mile Rd) on Beulah Rd., these new construction homes range from 1,830 - 2,484 sq. ft. in size with prices starting at $333,900. The construction in the Mills Lake Estates neighborhood has just begun with plenty of new construction homes available for purchase. Street names in Mills Lakes Estates Include Millee Loop, Mills Lake Road, and some homes are located directly on Beulah Rd. The Mills Lakes Estates homeowners association has annual dues of approximately $552 in 2023. The current school zones are Kingsfield Elementary, Beulah Middle and Tate High School.
Fallschase at Pathstone- Fallschase at Pathstone is a smaller new construction subdivision with about 100 homes located off 9 Mile Rd. just near the Navy Federal Credit Union Campus. Near development began in 2022 and is still underway. Street names in Fallschase include Fallschase Blvd. and Pathstone Blvd. This neighborhood has pricing for everyone homes ranging from 1,387 – 2,592 sq. ft. in size with prices starting at $294,900 to $401,900. The community offers underground utilities and sidewalks with the Fallschase at Pathstone Homeowners Association dues of approximately $$910 in 2023. The current school zones are Beulah Elementary, Beulah Middle and Pine Forest High School.
Bridlewood- This larger Beulah neighborhood is located off Mobile Hwy near Beulah Rd. It has over 200 homes developed between 2018 and 2022, with another 100 homes being built in phase 3 in 2023. These new construction homes range from 1,387 - 2,593 sq. ft. in size with prices starting in the high $200,000s and is considered one of their “Express Series” subdivisions which focuses on affordable new construction homes. Street names in phases 1 and 2 include Steeplechase Way, Single Trace, Blackhorse Circle, Smarty Jones Way, and Paddock Way. Street names in Phase 3 include Alydar Loop, Native Dancer Way, Secretariat Way, and Unbridled Loop. In addition to homes in Bridlewood Phase 3 now being built and offered for sale, there are resale opportunities available and homes for rent in the community. The community offers underground utilities and sidewalks with the Bridlewood homeowners association dues of approximately $362 in 2023. The current school zones are Beulah Elementary, Beulah Middle and Pine Forest High School.
Glenhollow- Glenhollow is a smaller new construction subdivision with about 100 homes located off Beulah Rd south of 9 Mile Rd. Near development began in 2022 and is still underway. Both DR Horton and Thomas Home Corporation own lots in this neighborhood. Street names include Angel Oak Drive and Laurel Oak Drive. DR Horton features their Express Series with smaller, affordable homes ranging from 1,272 - 1,787 sq. ft. in size with prices starting at $249,900. The community offers underground utilities and sidewalks with the Glenhollow homeowners association dues of approximately $358 in 2023. The current school zones are Beulah Elementary, Beulah Middle and Pine Forest High School.
Lakeshore Preserve- These newly built homes range from 1,568 - 2,599 sq. ft. in size with prices that started in the mid $200,000s. Development began in 2020 in the Lakeside Preserve Subdivision, and the subdivision has approximately 140 homes. This community is sold out at this time, however, the builder does have a few vacant lots left in the community and there are resale homes for purchase. Street names include Oak Lake Blvd, Lakeside Oak Court, and Lakeside Oaks Drive. The community offers underground utilities with the Lakeshore Preserve homeowners association dues of approximately $515 in 2023. The current school zones are Beulah Elementary, Beulah Middle and Pine Forest High School.
Preserve at Deer Run- The Preserve at Deer Run is located off Bueñah Rd. North of 9 Mile Rd. These new construction Beulah homes range from 1,549 - 3,049 sq. ft. in size with prices starting at $299,900. This larger neighborhood houses about 400 homes in total with several phases already developed and sold and the final phase offered for sale currently as well as resale and rental opportunities. Street names include Blacktail Loop, Coues Lane, Larry Furr Way, James Stovall Street, and Whitetail Lane. The community offers underground utilities, sidewalks, a community pool, and community common areas for grilling and more. The Preserve at Deer Run homeowners association manages these amenities and has modest dues of approximately $676 in 2023. The current school zones are Kingsfield Elementary, Beulah Middle and Tate High School.
Antietam- These homes range from 1,566 - 2,047 sq. ft. in size with prices starting in the mid $300,000s. With about 200 homes built in the Antietam neighborhood, this community is sold out at this time, however, the builder does have a few vacant lots left in the community and there are both rental and resale opportunities. The Antietam neighborhood was developed between 2020 and 2022. The community offers underground utilities, sidewalks, a community pool, and community common areas for grilling and more. The Antietam homeowners association has dues of approximately $2,000 in 2023. The current school zones are Kingsfield Elementary, Beulah Middle and Tate High School.
About the builder: D.R. Horton- D. R. Horton advertises themselves as the largest home builder in America, and they are certainly the most active builder in the Pensacola single-family new construction market. There are four divisions that all operate under the brand; D.R. Horton, Express Homes, Emerald Homes, and Freedom homes. Like most mass production builders, they offer lending through D.R. Horton with closing cost incentives for using their lender. Speaking to a representative recently, I was informed that they can offer better interest rates for FHA and VA loans. Homes range from basic vinyl homes with laminate countertops and lots of carpeting in the Express Homes to more high-end brick and hardie board homes with granite and crown molding in the other brands.
Adams Homes New Construction Beulah Neighborhoods:
Nautical Landing- located off Mobile Hwy near Eight Mile Creek Road, this neighborhood is in the southern Beulah area close to the Bellview area. These homes range from 1,425 - 2,025 sq. ft. in size with prices starting in the mid $200,000s to low $300,000s. As this is a smaller neighborhood with about 70 homes in total, these homes are selling fast with limited availability left. Street names include Anchors Away Lane, Boatswain Road, and Quarter Deck Street. The Nautical Landing homeowners association has dues of approximately $400 in 2023. The current school zones are Beulah Elementary, Beulah Middle and Pine Forest High School.
About the Builder- Adams Homes has been one of the largest builders in the Pensacola area for some time. They have several single family new construction communities in the Pensacola area under construction including Nautical Landing in Beulah as well as townhomes off Blue Angel Pkwy in Lexlee Estates. Similarly, they have their own lender that offers some small financial incentives and closing costs can be negotiated.
Lennar New Construction Beulah Neighborhoods:
Whitetail Run- Located off 9 Mile Rd, these homes range from 1,815 - 2,033 sq. ft. in size with prices starting in the mid $300,000s. As this is one of the smallest subdivisions being developed with only about 40 homes in total, these homes are selling fast with limited availability left. There’s only one street in Whitetail Run community and it’s on Whitetail Run Drive. The Whitetail Run homeowners association has dues of approximately $300 in 2023.The current school zones are Beulah Elementary, Beulah Middle and Pine Forest High School.
About the Builder- Lennar Homes – Lennar Homebuilder is newer to the Pensacola region, however, they are in no means a new builder as they are very large in other parts of the country. All of the Pensacola area homes that they have built have included crown molding, granite or quartz counters, LVP flooring, and higher-end siding options. They offer both homes on smaller lots and larger lots but have mostly developed smaller neighborhoods in the Pensacola area. They also have their own lender and advertise a 4.99% interest rate with up to $7,500 in closing cost assistance.
