Pensacola is home to several historic neighborhoods that offer charm, character, and ideal locations for those considering older homes. Here’s a rundown on your options for historic neighborhoods in Pensacola and surrounding areas.

Downtown Pensacola Neighborhood

Downtown Pensacola offers a variety of historic properties, many of which were built in the late 1800s to early 1900s, reflecting the city's deep history and coastal charm. Located near the waterfront and centered around historic locations like Seville Square and Palafox, these homes feature a range of architectural styles. Known for their unique character, these houses often boast features like wraparound porches, high ceilings, and ornate woodwork. With easy access to restaurants, galleries, and parks, Downtown Pensacola is ideal for those who appreciate history and a walkable, vibrant community. Downtown Pensacola real estate is somewhat limited in the core area, as much of the space is commercial. However, you can find some single-family and multi-family housing options in downtown. This includes apartment complexes like Southtowne and Palmilla, and a wide variety of condominiums including older buildings like Carlton Palms and Port Royal, and newer communities like the restored Brent Lofts and new construction development Admirals Row. Many of the housing options are attached, and the area is home to some of Pensacola's first homes, which are now part of the Historic Pensacola Village, managed by the UWF Historic Trust. While downtown real estate tends to be on the pricier side, especially in the heart of the city, more affordable options can be found as you travel away from the city core. The Belmont-DeVilliers area, which has seen recent revitalization, has also become a popular choice for homebuyers in recent years.


East Hill Neighborhood in Pensacola

East Hill, located in Pensacola, is a charming historic neighborhood known for its tree-lined streets, parks, and proximity to downtown. It is also a great place to find a historic home in the Pensacola area! Close to Downtown Pensacola, with easy access to Pensacola Beach and I-10, the East Hill area is a favorite among locals. The East Hill neighborhood in Pensacola is known for its community atmosphere, offering a mix of boutiques, restaurants, and breweries. Popular spots include the Brown Bagger food truck and J's Bakery, a local favorite for baked goods. The area is also home to Bayview Park, one of the best waterfront parks along Bayou Texar, featuring amenities like a community center, dog beach, kayak rentals, tennis and pickleball courts, and a boat launch. East Hill boasts more parks than any other neighborhood in the area, making it a haven for outdoor enthusiasts. Residents enjoy local events like Bands on the Bayou, Zumba classes, and children's outdoor groups at Bayview Park and Maker’s Market at Cordova Square, adding to the area's strong sense of community.

 East Hill real estate includes a mix of architectural styles, including Craftsman bungalows, french tudor style, and mid-century homes. Many of the houses were built in the early 20th century, showcasing timeless details like large front porches, hardwood floors, and unique craftsmanship. East Hill is loosely defined by the area east of 9th Avenue, stretching to Bayou Texar, and north of Belmont Street, although the upper boundary is debated. There are no true apartment complexes in East Hill, and while there are a few duplexes, triplexes and fourplexes, most of the homes in East Hill are single family homes. You will find quite a bit of new construction options in East Hill, as the past few years have brought demolition of neglected homes for new construction.  There are some waterfront homes along Bayou Texar! In the past year, home prices in East Hill have ranged from around $240,000 for smaller bungalows needing repairs to nearly $3,000,000 for large waterfront estates with expansive square footage.


East Pensacola Heights in Pensacola

East Pensacola Heights is a historically rich community in Southeast Pensacola, known for its charming homes and cultural significance. With roots tracing back to 1559, this neighborhood recently gained attention due to an archaeological dig along Pensacola Bay. UWF researchers uncovered artifacts linked to the Spanish expedition that marked one of the first European settlements in what is now the United States. Nestled between Bayou Texar and Scenic Highway, the area offers stunning views of Pensacola Bay and boasts amenities such as parks, well-regarded schools, and long-standing local businesses like the Apple Market, Scenic 90 Café, and Jerry’s Drive-In. While this area obviously has some significant historical roots, the community was largely developed between the 1920’s and 1950s.  Originally developed as a working-class area with family homes, the neighborhood expanded alongside Pensacola’s economic growth. Today, the community still reflects a blend of architectural styles from the 1920s to the 1950s, when the neighborhood saw much of its growth.

East Pensacola Heights real estate options range from single-family homes to apartments and condominiums, making it an affordable option compared to nearby East Hill. However, due to the smaller size of the community, single-family homes are less available, with recent sales ranging from $187,000 to $338,000. For renters or those interested in condo living, East Pensacola Heights offers numerous options, including apartment complexes and condos like Spyglass Point, Windchase Bay, Baywinds, Bayview Terrace, and the upscale Scenic Terrace building.


North Hill Neighborhood in Pensacola

The North Hill neighborhood in Pensacola is known for its stunning collection of historic homes, many built between the late 1800s and early 1900s. Located just north of downtown Pensacola, North Hill is one of the city's oldest and most prestigious neighborhoods, and includes a commercial district. The area features grand Victorian estates and Craftsman-style bungalows, showcasing elegant architectural details like intricate woodwork, large porches, and expansive lawns. These historic homes are situated on wide, oak-lined streets, offering residents a blend of classic Southern charm and a convenient location close to downtown Pensacola shops, restaurants, event venues, and attractions like the Blue Wahoo’s Stadium and the Palafox Market.  North Hill Real Estate offers little new construction in this area compared to other areas in Downtown Pensacola and East Hill, and there are relatively few condominiums and apartments here as well, aside from a gated townhome community called the Court of North Hill. Homes in the North Hill area sold in the last year ranging from $740,000 to $1,150,000 for homes within the North Hill Preservation District. The North Hill Preservation District is located between North de Villiers Street and North Palafox Street in downtown Pensacola. Many consider the North Hill area to include smaller neighborhoods beyond the preservation district, and homes in this region sold between $115,000 and $610,000 within the last year.


Downtown Milton, Florida

While Milton may not be the first place Pensacola area residents think of for historic homes, it is actually one of Florida's oldest cities, incorporated in 1844. Its rich history is deeply tied to the lumber industry, with the town thriving as a hub due to its proximity to the Blackwater River, which provided an ideal route for transporting timber and contributing to the early growth of the community. As a result, Downtown Milton is home to several historic properties dating back to the late 19th and early 20th centuries, showcasing unique architectural charm and historical significance. These homes, primarily located along scenic streets near the Blackwater River, feature styles such as Victorian, Craftsman, Cottage, and Tudor, boasting original woodwork, expansive porches, and classic Southern charm. You’ll find historic homes situated along main roads such as Canal Street, Old Hwy 90, Caroline Street, Berryhill Street, and Munson Hwy. Highly valued for their character, spacious lots, and proximity to local shops, businesses, restaurants, and the riverfront, these homes offer a glimpse into Milton's rich past. In addition to its historic homes, Downtown Milton offers a blend of historical and outdoor attractions that highlight the town's charm and natural beauty. The Blackwater Riverwalk provides scenic waterfront views, perfect for leisurely walks or fishing, and serves as a popular venue for community events like Bands on the Blackwater, Riverfest, and various holiday-themed parades. Outdoor enthusiasts can enjoy the nearby Blackwater Heritage State Trail for biking and walking, or Carpenter’s Park for recreational activities. Be sure to visit some local favorites such as Milton Quality Bakery, the Panhandle Butterfly House, and the West Florida Railroad Museum. Downtown Milton real estate offers many options, with historic homes selling recently dating back as far as 1884.  Historic homes come in a wide variety of conditions, sizes, and prices, ranging from sales prices between $140,000 to $400,000 in the past year.
