Collecting rent is easy if you have the perfect tenant who pays on time! Luckily, most do. Over 99% of our tenants pay their rent timely. But what if they don’t? Having the knowledge of Florida landlord tenant laws, the right notices to send, and the proper procedures to follow is critical!
Convenient Online Payments
We make paying rent easy for tenants with the online tenant portal that can be accessed 24/7. We encourage tenants to pay online, which means we can pay you out faster.
Rent Payment Policies
Rent is due on the first and late as of the fourth. You receive your rental payment direct deposit into your account by the 10th of the month along with a statement of accounting and copies of any bills paid on your behalf.
If a tenant has not paid during the grace period of the lease, we hand deliver a three day notice to the premises.
If your tenant does stop paying rent, we will assist in the eviction process and re-renting the property quickly. Florida is a very landlord friendly state. The eviction process can be done for less than $500, and typically takes 2 to 3 weeks. With over 900 properties managed, our renters have a delinquency and eviction rate of less than 1%. We very rarely file evictions.
